Vinyl fence panel chicken run

Hi all,
I've recently moved to a new house and am deciding on where to put my new chicken coop. The house has an area enclosed next to my garage with panels like the below from Lowes, it is about 15Ft x 6Ft with an open roof concrete floor and a gate in the front using the same material. I was thinking this would be a perfect run, but was wondering what you guys think about it being predator proof. I plan on making some kind of roof using hardware cloth and building a coop that I can just place inside the area. I'll take pictures of the actual area when I get home this evening.

The house is right in town which doesn't have any ordinances in place for chickens so im good with the law, but im worried about neighbors having a problem. As it is nobody will be able to see in with the solid walls, but they might be able to hear the chickens a little bit.

This is the area I have to work with. After thinking about it again I might just add a small coop with run attached. The area is only 55" wide so I think the coop can go all the way in the back with a run in front.

What do you guys think.

Hi I have raised chickens for years the two things that would concern me are #1 concrete is going to get messy fast and #2 no air can pass thru gonna get hot in the summer

Also is there run off from the roof in that area?

And that space will be like an echo chamber when the hens start cackling.....hens can be just as loud as roosters, but usually only during daylight hours.
