So I have coop, and a run the run is plenty big enough for my flock. 12x10' the coop I know isn't big enough and I am wanting to rebuild/ upgrade. Now question.. I haven't found a direct answer on this..

When I am researching coops it always pops up with the coop, and a run. Does the square footage include both? Or is it just one or the other? Bc if it includes both then I am fine, if it's just the housing of the coop then mine is too small.. I feel dumb that I can't figure this out.

That can be very tricky.
Most prefab coop descriptions/ads give vague and misleading dimensions, you have to look very closely and you might find the actual dimensions so you can calculate how many chickens will actually fit. Don't believe the ads saying this many chickens, they use factory farming specs.

The general space requirements you'll see here are usually
4 sqft per bird in coop, and 10sqft per bird in run.
They are separate...and minimal.

I guess that's why I get confused. I built my own this past spring. I want to say it's 12sqft, just on the floor, but there is enough roosting space and I'm about to be down a rooster. So I will only have 7 pullets. I try to get them 2hrs of free range time in the backyard in the evening till we can get a fence and I can let them roam longer. They stay in the run most of the day which I believe is 120sqft. They all go into the coop themselves, and I assume they wouldn't if they didn't like it. When I check on them at night before locking up they are all roosting.
 
So it's 3 x 4'?
That's pretty small for 7 birds, especially if you live in a harsh climate and your run is not predator and weather proof.
I dont live in a harsh climate, and my run is covered. So when it rains they are still able to run around.
