Welcome. When asking "which came first, the chicken or the egg", I would say the run and coop needs to come first. I say this because this is the place where so many of us go wrong - present company included. Stay completely away from premanufactured coops. Either build, or convert a shed - the latter is much easier. Use 1/2 inch hardware cloth for run walls and aprons, and any holes made in the coop to improve ventilation. Provide a lot of space, both in the coop and runs - it solves most issues. Ask for details on anything I said if needed.
