Lumber type question

So... when I go to lowes or dome hepot, they have more than 1 kind of wood. Here's an example;

You can buy 2"x4"x8' (two by fours), that are cheap, and it says they are 'Hemlock Fir' kiln dried. When you look at the prices, there's also a similar one that is made out of 'Douglas Fir' and 'Spruce Pine'. I was curious what advantages, one or the other might have over each other?

Since not all wood is equal, some is harder, or softer than others, then I have to think that there's pros and cons to each?
